NEWS

Finding the ideal home to live in is a difficult job. But it is not only with the choice of the house that you should be concerned when renting. There are a number of precautions you should take and, although the risks are not the same as those who buy a home, it is always necessary to remember. Homelovers gives some advice to take into account when moving. Here is the list:

1. New Lease Law. If you are going to rent a house, make sure that the contract covers the New Lease Law, which came into force in November 2012.

2. Deposits. Inquire if the conditions of return of the deposit are guaranteed. Sometimes the owner takes the security because it is not quite explicit in the contract as it is returned.

3. Can you discount the rent on the IRS? Do good tax planning for your new home. Remember that if you already own a home and rent a second one, you will not be able to discount its value in the IRS.

4. Take an inventory. In the case of renting a house that is already furnished, be sure to make an inventory of the existing furniture and any possible damage that it may have, so that later you will not be held responsible for the damage. This idea also works, for example, for the condition of the walls of the house.

5. Check the condition of the plumbing and electrical system. It is essential to know if these aspects of the house are in good condition and if they were recently replaced so that later they will not give you problems, namely water pressure or lack of preparation for large electrical loads, which can be a great inconvenience in winter when there are several heaters connected simultaneously.

6. Visit the house during the day. Before signing the contract it is important to visit the property during the day, to find out the solar layout of the house, where the sun rises and where it sets. A bad position can generate more cold and humidity.

7. Find out about the neighborhood. Try to visit the property at a busier time of day to try to see if the house has sound problems, which are often bothersome at night, or if there are animals in the building. One suggestion is to try to speak to the gatekeeper or a store owner near the location in question to try to gather more information about the new neighbors.

8. Parking. If you have a car, be sure to check where you can park it. If there is no garage, confirm that you are in an easy parking area and, more importantly, that there are parking meters. Remember that to obtain the residence badge, the lease must be registered in the finances.

9. Repairs. Sometimes the owners superficially improve the property to hide problems that come up later, namely problems with humidity, infiltrations and plumbing. Know that even without being stipulated in the contract, the owner is by law obliged to ensure the repair of structural problems in the house. If the owner refuses to carry out the repairs, the tenant may terminate the contract on the grounds of a lack of conditions. In case the problems arise due to lack of care on the part of the tenant, the responsibility becomes yours.

10. Payment of consumption. Generally, gas, electricity or water consumptions are not included in the contracts, especially if they are long term, but you can try to agree this aspect with the owner by proposing a value.

Stress-free Removals

When moving house, it is normal that due to the stress and tension that comes from it, it is normal that there may be some
disagreements mainly between couples. With the lack of time combined with both personal and professional life, there is sometimes a lack of tolerance, which in situations of change few people manage to avoid.
Sometimes we don’t want it to happen, but it turns out to be stronger than us and
we ended up making a storm in the glass of water.

How can a couple cope with the stress of change?

New situations in life like moving house, going to a new neighborhood full of people we don’t know, new routines … all this influences, and a lot, our emotional state. However, it is important that this restlessness does not dominate us at that moment.
It is essential to analyze the most favorable aspects and take some prevention so that it is a proportional procedure.

Serenity and positive energy must be present during the move.
If you can take control of what you feel, you may be able to put aside the stress that a change offers. To do this, try the following steps:

– Have a more positive attitude towards change:
Whatever the reason for this change, think positive. Only then will you be able to see things from a different perspective.
– Organize change with time:
A month and a half earlier is what we can suggest. Only then can he have time to analyze what he takes and what he leaves …
– Choose a professional removal company:
To avoid headaches (and back), and have time for other things in your daily life, know that removal companies have specialized professionals, adapted vehicles and special equipment to make it easier to assemble and dismantle objects bigger and heavier.
– Record all the tasks you have to do:
Make a list so you can get organized and know what to do, and what you have already done. Set deadlines, and organize (depending on importance) things like, when to hire electricity and gas or even know how much power you need. In the meantime, if you only want to change the person responsible for the contract that already exists in the new house, you only need to request the change of electricity holder.
– Disconnect a little:
Don’t dedicate yourself 24 hours a day to change. You should take a little time for yourself, relax and prevent stress and worry from building up. Go to the cinema or take a walk in the late afternoon …

Important things to do before moving

A change is one of the moments in life when the nostalgia of leaving your home and, at the same time, the happiness of starting a new life project in another house are mixed. However, it is advised that you try to put your emotions aside a little, and organize the change in the best possible and most effective way.

Pay attention to these tips to make a change quickly and successfully:

Develop a structured plan for how your move will be

A good change always starts with planning a time management that will help you make it as efficient as possible.

Throw away or donate everything you no longer need

In order to make a change more effective and in the best possible way, and as we have to put a series of actions in order, the first thing to take into account is the organization of what we want to take, and that means that we have to clean things up before pack them.

Throw away everything that just takes up space in drawers and cabinets. Leave only the essentials. Know that the vast majority of removal companies charge based on the weight of the furniture to be transported.

Take charge of objects that have a lot of sentimental value

Let the moving company take care of taking the furniture and appliances that weigh the most, and be the one who takes the most delicate objects or that have the greatest sentimental value.

Also know that it is important that you can carry a kit of basic products in your car for the first days in the new home (food, electronic devices, hygiene products, etc.). This will save you more time and reduce costs.

Do not throw away everything you have in the drawers.

Leave clothes or accessories that don’t weigh too much, since they don’t bother you there, and as the moving company will take you, it won’t give you much work. For example, you can leave out your summer clothes and swimwear, and take the time to pack and wrap the furniture.

Following this advice, you won’t need so many boxes at the same time that it will be easier for you to find everything you’ve saved.

Find out about any contractual changes you must make.

Be careful about connecting the electricity or if you have to make any changes to the telecommunications contract.

Conte com uma empresa líder para as suas mudanças nacionais ou internacionais.
